A 900-Acre Texas Ranch With 3 Historic Homes Just Listed for $42.5 Million

Everything’s bigger in Texas—including its ranches. Stretching out over nearly 900 acres in Gillespie County, the heart of the Lone Star State’s budding wine region, a $42.5 million property is gunning to become one of the most expensive homes for sale in the Texas Hill Country. On the market with Gary and Michelle Dolch of Compass, the sprawling 3 Creeks Ranch is being offered up by owners Michael and Susan Price, The Wall Street Journal reported. According to the newspaper, the couple is parting ways with their longtime trophy spread because they plan to relocate to Austin, roughly 80 miles to the east.

In 2012, after the Prices moved from Alaska, they began snapping up parcels of land to assemble their massive compound, which sits right outside of the tiny community of Luckenbach. In the process, they renovated and restored a trio of 19th-century homes that were already on-site. Across the expansive grounds are three creeks and six ponds stocked with largemouth bass and catfish. The ranch’s new owner will acquire a 120-acre wildlife preserve as well. Blackbuck antelope, exotic European fallow deer, and Japanese beef cattle are among the creatures that dwell on the property. However, the latter will come at an extra cost.

“It’s like a viewing safari,” Susan told the WSJ. “You take a Mule [four-wheeler] in there and just enjoy.” The main residence dates back to 1850 but was revamped in 2007 and once again in 2011. Altogether, the rustic-luxe pad has three bedrooms and four bathrooms across its 5,300 square feet. Highlights include an underground wine cellar, a screen-in porch with a wood-burning pizza oven, and an attached two-car garage.

The ranch’s two other historic homes are dubbed the Petsch House and the Jenschke House—both of which are used to accommodate guests. The former is equipped with a limestone carport, an enclosed hay barn, and a century-old horse barn.

“Ranches like 3 Creeks are rare not only because of the size, quality of the land with its abundant water and idyllic location, but because of the unique investment opportunity into one of the best hill country ranches available in this area,” explains the listing. Currently, the priciest listing in nearby Fredericksburg is a 14-acre estate on the market for just under $15 million, and earlier this year, a 1,507-acre ranch near Austin sold for a whopping $90 million, a record deal for Travis County.
