At least 58 billionaires own property in Palm Beach. Naturally, you’ll find most of them on South Ocean Boulevard, a street in the ultra-exclusive enclave known as Billionaire’s Row. British rocker Rod Stewart and President Donald Trump are two big names living on the scenic stretch. Now you can, too, via a $200 million listing held by Shelly Newman of the Corcoran Group.

Located at 1980 South Ocean Boulevard, the two-parcel lot spreads across nearly two acres as Palm Beach’s only available vacant lot with oceanfront and intracoastal waterfront access; it’s one of just 20 sites in the community to offer both. That being said, plans to build a multimillion-dollar residence or sprawling compound on the lot overlooking the Atlantic Ocean and intracoastal from its tail ends are not approved. Potential buyers would need to submit plans to the town’s Architectural Review Commission (ARCOM) for final authorization, which still makes it an ideal choice for saving time, at least.

Palm Beach is currently a buyer’s market, with greater home supply than demand. As of December 2024, the average median price of houses sold there was $4.3 million, which reflects a 76.7 percent increase in pricing compared to the year prior, Redfin reports.
