The Sky-High Penthouse at N.Y.C.’s 255 East 77th Street Lists for $24.7 Million
Global real estate developer Naftali Group’s latest New York City residential project, 255 East 77th Street, has just released its first penthouse on the market. And now, the super-luxe Upper East Side condominium has given Robb Report an exclusive look at the swanky full-floor aerie, which is currently listed for $24.7 million.
Comprising a comfortable 5,516 square feet, Penthouse B was designed by Robert A.M. Stern Architects (RAMSA) and features seven bedrooms and six-and-a-half baths. Most notably, the unit stands out due to its loggia. Similar to some of the architect’s other projects, like The Henry, the dramatic alfresco space serves as a spacious outdoor living and dining room with a trio of stone arches that frame picturesque views over Central Park and the Manhattan skyline.

The home’s interior design showcases soaring 15-foot ceilings and warm, honey-toned white oak flooring. The 39-foot-long great room and the primary suite hover above the city, providing an extraordinary sense of space and light. A state-of-the-art kitchen, complete with honed Calacatta marble and Miele appliances, flows seamlessly into a sunlit breakfast area and den, while a separate wing of bedrooms offers privacy and tranquility.
“With a great room that is attached to an expansive loggia resembling a hanging garden, this penthouse at 255 East 77th Street offers a level of indoor-outdoor living that’s rarely found in New York,” Paul Whalen, a partner at RAMSA, tells Robb Report. “The building celebrates the greenery that makes the Upper East Side such a special part of New York.”
Not just the penthouse, but the residential tower itself, including the exterior and the interiors of the residences, was designed by RAMSA, with the public spaces and amenity suite by the iconic design duo Yabu Pushelberg. The building’s impressive perks range from a 75-foot swimming pool with panoramic views to a multi-sports simulator and recording studio. The development also includes a library, spa, fitness center, and an automated parking system.
“We designed the amenity suite at 255 East 77th Street to feel like an effortless extension of home—a place where residents can feel at ease,” adds George Yabu and Glenn Pushelberg. “The spaces have a gracious, timeless quality, like something you’d find in a classic Upper East Side home, but with a contemporary feel. Everything about the amenity suite was designed to feel personal—refined yet comfortable, timeless yet energized—spaces you want to return to again and again.”
With construction nearing completion, the first set of residents of the 36-story tower are expected to move in sometime in 2026. Currently, nearly 50 percent of the 62 total units are sold.
