San Francisco’s 181 Fremont Officially Brings Its Grand Penthouse to Market at $35 Million

Almost five years after the Grand Penthouse atop Jay Paul Company’s 181 Fremont mixed-use luxury tower in downtown San Francisco quietly splashed on the market with an ambitious $46 million price tag, it remains unsold. Now, it’s officially up for grabs with a considerably slimmed-down ask. But you’ll still need a substantial chunk of change to pick up the lofty spread, which is listed for $35 million. Carmen Legarda of Compass holds the listing.

Billed in marketing materials as “the highest home west of Chicago,” at 700 feet in the sky, the penthouse holds court on the entire top floor of the 70-story structure and features four bedrooms and seven baths in roughly 7,000 square feet of fully furnished living space designed by Mass Beverly and Elevate Interiors. Walls of glass throughout offer jaw-dropping vistas stretching from the Golden Gate Bridge and Pacific Ocean to the Marin Headlands, East Bay Hills, and South Bay beyond.

Two elevators open into a walnut-paneled foyer sporting a leathered marble floor and a striking Lolli e Memmoli crystal chandelier, with an entrance gallery emptying out at a glass-enclosed study overlooking the Transamerica Pyramid Center and Alcatraz. From there, the single-level floor plan wraps around the palatial residence to a living room that connects via a two-way fireplace to a casual dining spot equipped with a wet bar.

The amenities continue with a formal dining room hosting a wine display and tasting setup, plus a family room that flows to an exhibition-style kitchen outfitted with custom Rossana cabinetry, quartzite countertops, an eat-in peninsula, top-tier Gaggenau appliances, and a tucked-away catering kitchen.
