A Historic Neo-Federal Style Townhouse on N.Y.C.’s Upper East Side Lists for $25 Million

Amidst its upscale condos and carriage houses, New York’s Lenox Hill area of the Upper East Side is also well known for its grand townhouses and historic mansions. An ultra-modern brownstone with a pool in the basement and a basketball court on the roof came to market earlier this year for $57.5 million, and now a much more traditional Neo-Federal townhouse that dates to 1878 has come to market with up-to-date amenities and unique history for $25 million.

The historic residence at 16 East 64th Street sits on the Upper East Side between Fifth Avenue and Madison Avenue, the same block where some of the other townhouses were once owned by the likes of Gianni Versace (5 E. 64th), Ivana Trump (10 E. 64th), and the 18th president of the United States, Ulysses S. Grant (7 E. 64th).

The stately residence was originally designed by S.E. Gage, according to StreetEasy, who redesigned it during 19020-1804. It was later used as the St. Anthony Hall, a fraternity and literary society originally affiliated with Columbia University, and was returned to being a single-family home in 1990.

The ample public rooms were designed for gracious entertaining.

Limestone columns and a wrought-iron front door greet owners and guests at the entrance of the six-story abode. Five bedrooms and six bathrooms, plus three powder rooms, trail its total living space of approximately 8,700 square feet. Capped by a skylight that showers light into core of the home, the grand marble staircase links each level of the residence, in addition to an elevator.

A spacious family room with a fireplace sits off the ground-level entrance hall, as well as a staff kitchen and bath. One floor up, on the parlor level, formal living and dining rooms include two of the home’s six fireplaces along with a host of sophisticated design features like ornate moldings and oak Versailles parquet floors. French doors connect the dining room to a small terrace, and beyond the dining room is the kitchen, outfitted with stainless steel appliances, ample, bright white cabinetry, and mosaic tile backsplashes.

The full-floor primary suite includes two fireplaces, a lavish bath and a huge dressing room.

The primary suite occupies the entire third floor with a fireside bedroom, a Juliet balcony, an ensuite bath, and a massive dressing/sitting room with a second fireplace. Four more ensuite bedrooms are spread across floors four and six, along with a gym on the fifth floor (a nearby bathroom includes a sauna), a laundry room, and a large staff area lined with storage closets.

Adding to its appeal, the home is in convenient proximity to buzzy restaurants, high-end retailers like Chanel and Bergdorf Goodman, and world-renowned art destinations like the Met and the Frick Collection. Thomas Wexler, Tyler Wexler, and Morgan Garofalo of Leslie J. Garfield hold the listing.
