This $9 Million Compound in N.Y.’s Hudson Valley Has Two Guest Cottages and Room for ATVs

The Hudson Valley, located along the Hudson River north of New York City, offers bucolic countryside living just outside the Big Apple. The area has a rich agricultural history and well-preserved homes dating back centuries, but many of these older farms have been converted for residential or commercial use.

Each pocket of the region offers its own unique charm—from the musically renowned Woodstock, the antiquing hub of Millbrook, the equestrian community in Saugerties, or Rhinebeck’s sought-after restaurants. Despite the vast modernization that’s taken hold here over the past century, many towns and villages prioritize the rehabilitation of historic homes and older buildings, which explains why many centuries-old residences remain today.

The 85-acre parcel in Austerlitz, New York, is just a short drive from Hudson, Chatham, and Kinderhook, and the Berkshires in Massachusetts. Built in 2007, it’s located within a private, gated community and has four structures, including a main house, two guest cottages, and a garage large enough to house ATVs and other toys. In total, there are 6,438 square feet of living space with four bedrooms, four full bathrooms, and a powder room.

The main house has traditional post-and-beam construction with floor-to-ceiling windows lining each side and steel accents that give the rustic design a modern touch. The first level features an open-concept kitchen, dining area, living room, and den with a hanging fireplace, accentuated by reclaimed wood floors throughout. The exposed staircase, which has a sandblasted oak balustrade and walnut treads, leads to the chic upstairs bedroom loft that looks out to the living area below. Innovative storage and oversized windows that let in natural light make this bedroom area feel like a New York City loft. Meanwhile, the main house’s lower level has a sizable gym, a studio that could be used as a lounge area, and a pantry with additional kitchen prep space. The property is outfitted with a Savant automated smart home system, as well as surround sound speakers and video security that surveils the entire property.

The two guest homes, located near the main house, are cozy and private. One is designed with whitewashed pine, while the other features a darker and moodier color palette. Outdoor amenities, located just outside the primary house, include a gunite pool and hot tub surrounded by a stone patio and manicured landscaping.
