This $7 Million Manhattan Condo Has a Massive Terrace Inspired by the High Line Park

For much of the 20th century, an elevated freight rail line cut through Manhattan’s West Side. When the lower section of the railway was closed in 1980, the abandoned tracks soon became unsightly and overgrown, and the rail line was headed for demolition until the local Chelsea neighborhood community stepped in to transform the elevated eyesore into a 1.5-mile-long public parkway known as the High Line. The Caledonia, a luxury condominium on West 17th Street, was the first residential building constructed along the revived viaduct in 2006, and the first to offer residents direct access to the so-called “park in the sky.” And now, a light-filed apartment in the building has been hoisted onto the market with a whopping 1,700 square feet of private outdoor space that takes design inspo from the famed High Line.

“This terrace provides space for entertaining or simply relaxing at home. It is a true sanctuary in the city,” notes the listing, which is being represented by Joseph Pullen of The Corcoran Group. Asking a speck under $7 million, the four-bedroom spread’s outdoor oasis—said to be one of the largest in the neighborhood—was curated by acclaimed landscape design firm Harrison Green. Here, you’ll find separate zones for entertaining, dining, lounging, and recreation. Plus, it sports an automated irrigation system to keep the naturalistic meadow-style garden looking lush, along with custom lighting, an integrated AV system, and sweeping views that span from the Midtown skyline to the Hudson River.

Internally, the palatial pad includes four bedrooms and two and a half baths across its 2,500 square feet. The whole place is decked out with soaring high ceilings, wide-plank oak floors, and Venetian plaster walls that add a sense of depth and refinement. The expansive living room is lined on three sides with floor-to-ceiling windows, while the nearby open-plan kitchen is equipped with custom cabinets, a large Caesarstone island, and top-of-the-line appliances from Sub-Zero, Wolf, and Miele.

Next to the kitchen, you’ll find a family room and guest quarters, the latter currently configured as a home office but easily converted back to guest or family accommodations. The king-sized primary suite is positioned at the other end of the apartment and includes a cozy seating area with open vistas of Hudson Yards as well as an ensuite bath that’s kitted out with dual sinks, a large soaking tub, and a separate rain shower.

The Caledonia, which includes both rental units and condominiums, was developed by Related and designed by New York City’s Handel Architects. Residents’ monthly maintenance fees—$3,600 per month in this case of this unit—cover a slew of swanky amenities, including a meditation garden with yoga areas, two roof decks, a library, an entertainment lounge, and an on-site Equinox fitness center with special resident privileges.
