Investing in property? Sick of banks and the royal headache that goes with getting a loan approved?

Here's a groundbreaking alternative: finance company Futurerent has created a new, loan-free financing solution that's simple, fast and 100% built for property investors to do more with their rental income.

Loan-free you ask? Yes, this is the ultimate game-changer. Let us tell you more about it.

Loan-free financing

Futurerent is changing property financing in more ways than one, giving investors the opportunity to build on their property without having a tiresome long-term bank loan.

Instead of conventional loans, they simply advance rent from your tenants. Essentially, you request an amount and receive it in days.

Instead of you paying them back through a hefty loan, they get repaid from your tenants' rent.

"We're a growing Sydney-based start-up trying to solve big problems," CEO and founder Godfrey Dinh says.

"The key difference between Futurerent and any loan is you're not borrowing money - you're just getting your rent paid in advance.

"We're excited that in just two years of operating, we've unlocked over 277 years of rent for property investors across Australia.

"Our clients have used the money to buy additional properties, renovate their dream homes, and reinvest in their businesses."

Wave goodbye to unnecessary paperwork

When you request your amount, there is no painful paperwork involved, as Futurerent doesn't use complex serviceability criteria, nor do they scrutinise clients' personal income and expenses.

You can get up to $100,000 in two days, with no interest, hidden fees, valuation, bank statements, credit impact or income verification.

Futurerent will work closely with the property manager to get necessary paperwork and you can start using the money to work on your next property.

How does it work?

Using Futurerent allows the investor to maintain their cash flow and receive up to 60% of their rental income throughout the repayment term.

Futurerent offers two packages, depending on how the money is used.

For each investment property a client owns, they can access either:

1. Up to two years of rent in advance - if they use the money to help purchase an additional property. This can be repaid over three years.

2. Up to one year of rent in advance - if they use the money for any other purpose, for example: renovating their own home or investment property, investing in a business, or buying shares. This can be repaid over one-and-a-half, two or three years.

Futurerent charges a fixed cost of 6% of the rental advance each year, with a three-year maximum repayment term.

For example: Tim has an investment property rented for $3,000 per month. If Tim wants to buy another property, he can get two years' rent in advance ($72,000) to go towards his deposit, and pay it off over 3 years.

To estimate how much rent in advance you can get, use Futurerent's easy online calculator.
