This Lavish Bay Area Estate Built by Married Pizza Moguls Is Up for Grabs at $12.5 Million

Back in 2005, Terrence “Terry” Collins and his wife Rose purchased 35 acres north of San Francisco and then spent the next three years creating this sprawling slice of paradise on five parcels overlooking picturesque views of Sonoma and Marin counties. But the married moguls of a successful bake-it-yourself pizza empire have since passed away—he in 2021 and she earlier this year, both at age 79—so the lavish Tuscan villa at 11 Mount Rose Lane in the riverside city of Petaluma has now surfaced on the market for the first time, asking $12.5 million.

“Villa Terra Rosa is more than a property; it is a heartfelt homage to the care and dedication of its owners, the founders of Papa Murphy’s Pizza,” says Nicole Matzo of Compass, who shares the listing with Abe Matar of Avenue 8. “This estate is a testament to their enduring love and the success story of a brand that grew from a humble venture into the most prominent global take-and-bake pizza chain.”

Tucked away behind a gated driveway and a serene courtyard embellished with water features, the property has a four-bedroom, six-bath main home with roughly 11,000 square feet of living space boasting soaring ceilings adorned with hand-painted frescoes and limestone floors culled from a French monastery. There’s also a separate one-bedroom casita with its own kitchen and bath, plus a spacious four-car garage sporting built-in cabinetry.

Designed to “evoke the charm of an Italian hillside village,” the olive tree-laced grounds host numerous spots ideal for al fresco lounging and entertaining, as well as a pool and spa, a barbecue station, a bocce court, a koi pond, and private access to the fifth hole of the adjacent golf course. Per the listing, two of the five available parcels also offer the potential for further development.

Originally founded in Oregon in the early 1980s under the name Papa Aldo’s, the company merged with a similar take-and-bake pizza chain from California in the mid-’90s and adopted the name Papa Murphy’s. The company was acquired for $190 million in 2019 by Canadian franchiser MTY Food Group.
