This $8.9 Million Villa on the French Riviera Is Perched Above France’s Cap de Nice

Swiss-French architect Charles-Édouard Jeanneret, better known as Le Corbusier, was a pioneer of and a leader in what’s considered today as the modernist architecture movement. Throughout his career, the designer, painter, and urban planner created some of the early 20th century’s most important and iconic buildings, including a streamlined version of a traditional country house dubbed Villa Savoye built in the late 1920s outside of Paris. Now, a striking seaside home along the French Riviera that pays homage to Le Corbusier’s clean-lined signature style has hit the market for €8.7 million (or about $9 million).

The waterfront property is positioned at the base of Mont Boron in the Cap de Nice area, a historic residential area known for its narrow, serpentine streets lined with Beaux Arts villas and neoclassical mansions. The villa on offer, however, is a much more restrained, pared-down affair that is propped up on stilts, elevating the stark-white, boxy abode above the rocky coastline to emphasize the mesmerizing views across the sea, toward the lighthouse at the tip of Saint-Jean-Cap-Ferrat.

“This exceptional property combines architecture, comfort and a rare location, offering a unique opportunity to live in the heart of an idyllic setting,” notes the listing, which is being held by Julien Bernasconi with Savills Beaulieu-sur-Mer.

Measuring just 2,658 square feet, there are four bedrooms—each with its own bath—spread across the home’s two levels. On the main floor, a sunny reception area leads to a free-flowing space that contains the living room, dining area, and kitchen. Floor-to-ceiling windows frame an unobstructed view over the sea thanks to its high position. Meanwhile, in the kitchen, you’ll find light wooden cabinetry, gold-veined marble counters that waterfall over a large island, and a mirrored backsplash that provides a water view even while turned away from it. A guest suite rounds out this level.

Three additional bedrooms on the lower floor include the primary suite, which sports a large dressing room and an open-plan bathroom with an olive-green see-through soaking tub. There’s also an in-home gym on this level that’s complete with a sauna, as well as a laundry room.

A covered dining area with a summer kitchen is neatly tucked up under the house just above a spacious deck that wraps around three sides of an infinity-edged plunge pool that’s almost exactly the same color as the sea below. “This outdoor space, perfectly integrated into its surroundings, embodies discreet luxury and serenity,” adds the listing.

Home prices along the Côte d’Azur notably surged during the pandemic as foreign buyers flocked to the French Riviera, Mansion Global reported. At the time, real estate firm Knight Frank found that prices increased by 14.8 percent; however, figures have since trickled back down to normal, dipping by 5 percent in 2023.
