This Turks and Caicos Villa Has Hosted Rock ‘n’ Roll Royalty. Now It Can Be Yours for $39 Million.

For more than two decades, Amanyara in the Caribbean archipelago of Turks and Caicos has drawn billionaires and A-listers with its tropical serenity, powdery beaches, and exceptionally blue waters. The 100-acre resort is tucked away on the quiet western part of the island of Providenciales and comprises an über-luxe hotel and 20 private residences. Recently, one of the private residences, known as the Artists Villa—undeniably the resort’s residential crown jewel—hit the market for $39 million. Sebastian Steinau of Corcoran holds the listing.

The villa was named as an homage to Prince, who spent time at the villa and also performed there. It was the late musician’s longtime friend and music producer, Nile Rodgers, who designed the villa’s professional-grade recording studio. There aare scores of other music legends who have stayed at the Artists Villa, as well as world leaders, innovators, and creatives.

The sprawling villa was designed by renowned architect Jean-Michel Gathy and has a total of 15,700 square feet of indoor-outdoor space, including five spacious bedroom pavilions. The pagoda-style structures are connected via landscaped wooden pathways. Amanyara’s Asian minimalist aesthetic is a counterpoint to the lush natural surroundings, with organic materials like teak providing a tropical sense of place and clean-lined but comfortable, contemporary furnishings creating a relaxed environment to escape the complexities of the world.

The vast, open-air great room is complete with commodious living and dining areas under a vaulted wood-beamed ceiling. There’s a separate formal dining space, along with a gourmet chef’s kitchen. Each of the five bedroom pavilions is like its own mini apartment, with one of them set up to host up to four kids plus a nanny. The grounds also have separate staff accommodations for a butler, chef, and housekeeper.

There’s a private spa with a steam room and cold plunge, and a gym is stocked with a Pilates reformer, a Peloton bike and other high-end workout equipment. Amid the gardens that were designed by landscape architect Reed Hilderbrand, a yoga sala is located a short walk from the main house for practicing asanas while catching a Caribbean breeze out of the heat of the sun. The 108-foot-long zero-edge pool, crafted from black volcanic rock, is surrounded by timber decking and overlooks a stretch of private beach.

Rodgers co-designed the recording studio with Gathy for artists to bring their families, collaborators, and entourages along with them to write or make music in a private, state-of-the-art creative space. The studio doubles as a library and movie theater with films selected by Academy Award nominee Hayek and artist monographs selected by Tate Modern director Vicente Todoli.

And finally, the Artists Villa is fully serviced by Aman’s staff, and when the home isn’t in use, it can be put in a rental pool to generate additional income.
