A tiny property believed to be one of the smallest detached houses in Britain, measuring just 10ft by 8ft, has gone on sale for £250,000.

The cute home is actually a gatehouse that stands at the entrance to a Downton-Abbey-esque stately home and has been transformed into the sweetest yet surprisingly spacious small dwelling, Sunset Lodge.

The quirky property is one of two gatehouses built at the entrance to Grimston Park, a Grade II Georgian country house in North Yorkshire.

Built from limestone ashlar blocks and featuring a number of totally Instagrammable architectural details, the property is arranged over two floors and has a lounge, kitchen area, and bathroom in the sunken basement, which is actually a roomy 13ft long.

The ground floor houses a mezzanine bedroom complete with a cute dressing area underneath, but the majority of the living accommodation is to be found on the lower ground floor.

Here you’ll find a bright yet cosy living area, which leads directly onto a modern kitchen with orangery style roof and doors opening onto a sweet sunken patio.

On the opposite side of the living room is a totally luxe bathroom built into the original barrel ceilinged cellar.

Outside the property is a generous lawned garden flanked by mature hedging and a dwarf wall topped by cast iron railings.

There’s off-street parking too, with space for at least two cars to park adjacent to the entrance.

Despite its tiny footprint, the house comes with all the bragging benefits of living on a vast country estate - gorgeous grounds and impressing your mates - but without the up-keep and cost of living in an actual stately home.

Obviously the tiny house isn’t going to work for a big family, but for singletons or couples who fancy cosying up, this could be the perfect new abode.

Apparently the house belongs to a married couple who have lived in the cute abode for 14 years, since it first went up for sale.

Though they’ve loved their time in the house, they’ve decided they need a bit more space.

Rachel Macpherson from Carter Jonas told Yahoo UK: “If owning your own stately home is out of reach, living in the gatehouse can offer much of the charm at a fraction of the price!”

This isn’t the only tiny property that’s caught our attention recently. Last month one of the UK’s skinniest houses went up for sale, with the not so skinny price tag of £1million.

The unusual property on Goldhawk Road in Shepherd’s Bush, West London, measures just 5ft 5in wide, but still manages to pack in five floors of super swish living space into its teeny footprint.
