A Contemporary Villa in Puerto Rico Just Sold for a Record $20 Million
Puerto Rico just scored its most expensive real estate deal of the year.
Just 25 minutes away from the capital of San Juan, the six-bedroom home is part of the Ritz-Carlton Reserve community Dorado Beach Estates, where residents have access to a slew of recreation and leisure options like a golf course and aquatic park. The contemporary villa was originally listed for $28 million at the end of 2022 and the new owner had reportedly been in talks to buy the property for seven months before closing the deal on November 1 for $20 million. Wanda Ithier of Luxury Realty Groups Puerto Rico represented the seller and Blanca Hebe Lopez Pierluisi of Corcoran Puerto Rico represented the unidentified buyer.

The two-story villa at 907 Dorado Beach Estates sits several miles from the Ritz-Carlton hotel complex, which is surrounded by a 2,000-acre nature reserve for unfettered privacy. Interiors include soaring ceilings and tiled floors throughout. In the great room, for example, the double-height ceiling allows it to be filled with natural light through a wall of floor-to-ceiling windows.

The nearby chef’s kitchen is equipped with Sub-Zero refrigerators and dual ovens, while the wood-paneled cabinetry and a black-stone island with integrated breakfast bar seating give it character. A pantry with ample shelving and a temperature-controlled wine cellar rounds out the kitchen. A breakfast nook sits adjacent to a larger dining area with room for nearly 20 guests. Its sliding glass doors open onto the pool deck, providing more room for entertaining.
Elsewhere, the monochromatic primary suite features beige pinstriped wallpaper and color-matched sheers over the windows that evoke a calm vibe. French doors open to a private patio and the spa-like bath’s most unique feature is its access to an outdoor shower.
A second kitchen is featured within the home, next to a casual living area, while a summer kitchen is positioned on a covered patio for alfresco dining and lounging alongside a mosaic-tile infinity-edge pool and hot tub that offer glowing views of the tropical landscape. The villa is the second notable listing to make headlines at the Ritz-Carlton resort this year, following a penthouse that came to market in March at $49 million.
